This villa was completely renovated in 2025 with a new swimming pool and large terraces providing sunny and shady areas to relax throughout the day and take in the breathtaking views of the Gulf of Thailand and Koh Phangan island in the Distance

Outside Private covered carpark Next to the carpark an office room with wifi, a work desk, seating area, a toilet and shower room, This room also houses the utility area washing machine and second fridge.

There is a reverse osmosis water maker that can provide 5+ litres of clean filtered drinking water a day for guest consumption.

There is ample parking at the villa and a vehicle is recommended for shopping and access to the restaurants and beaches

Guest access

Guests have access to all internal areas of the house and pool and terraces Guests may use the office and utility room and drink the water from the reverse osmosis machine as available. Please do not access the linen cupboard which is used by the staff.

Guests may not access the pool overflow area or the pool pump room or store rooms underneath the house

Other things to note

The villa Owner is insured for the house and contents however any damages caused by the Guest will be at the expense of the guests

Smoking or consumption of drugs of any kind inside the villa area [inside or terraces or pool area] is prohibited

Guests are responsible for their own safety - the villa has high terraces and infinity edge pool which must not be climbed on.

The villa is not suitable for young children due to safety factors such as high terraces, open stairways and infinity pool

Water is a scarce commodity on Koh Samui - please use the water responsibly - if water is wasted and the water tank of the house runs dry there may be additional charges.

Electricity is included in the nightly rate - but please be responsible with airconditioning and other appliance uses to conserve energy. Due to the hillside location of the villa a vehicle is necessary to take advantage of the nearby restaurants shops and beaches

For Monthly stays electricity is included up to 6,000 baht which is enough to cover normal usage of electricity plus the operation of the pool system and water pump etc. Air-conditioning especially uses alot of electricity - Please note monthly rental guests will be charged the actual usage over 6,000 baht at 7 baht per kWh as measured at the meter.
