Villa information and prices

• We take care to keep villa descriptions, photos and amenities accurate, but details can change. If something matters to you, ask us before you book.
• Prices shown are “from” prices in Thai baht. The actual price depends on your dates, season, number of guests and length of stay, and is confirmed by us in writing before you book.
• Availability calendars are updated regularly but are a guide only — your dates are only reserved once we confirm your booking.
• Special offers apply only for the dates and conditions shown and may end without notice.

Enquiries and bookings

• Sending an enquiry doesn’t create a booking or any obligation for you or for us.
• A booking is made only when we have confirmed the dates and price to you and received your deposit. The amount, the balance and when it is due are shown on your booking page and in our confirmation email.
• Each villa may have its own house rules, security deposit, check-in times and cancellation terms. We’ll tell you these before you pay, and they form part of your booking.
• You must be at least 18 to make a booking, and the details you give us must be true and complete.

Payments

• Deposits are paid by card through Stripe, a secure payment provider. We never see or store your card details.
• Payments are taken in Thai baht. Your bank may apply its own exchange rate or fees.
• Refunds, where due under the villa’s cancellation terms, are made to the card you paid with.

Using this website

• Don’t misuse the site — for example by sending spam or false enquiries, trying to access areas that aren’t public, or interfering with how it works.
• Links to other websites (such as ferry operators or restaurants in our island guide) are for convenience; we don’t control and aren’t responsible for them.
• The island guide is general information, checked at the date shown. Always check opening times, timetables and conditions before you travel.

Our responsibility

We provide this website and its information with care, but “as is”. To the extent the law allows, we aren’t responsible for losses caused by relying on information on the site, by the site being unavailable, or by websites we link to.
